Ridgewood Property Management helped me install a smart lock, driveway camera, and an interior noise monitor. In the guest screening process, it is made clear that the driveway camera, door, and noise level will be monitored which deters potential partygoers. They will book another property. I feel bad for other owners who don’t use this technique.

Airbnb and the other platforms are advanced pricing. You almost need to be a programmer to set it up. Few property managers are using these advanced features. Do not just hit the automatic smart pricing by Airbnb as they will drop the price too low. It is best to set the price and discounts via multiple RULE-SETs designed for different seasons and property types combined with manual intervention to maximize your revenue. I was shocked to learn that Ridgewood Property Management has ex Airbnb employees on their team and that’s how they know the nuances of which rules overrides the other. It’s complex. Other Property Managers I called did not even know what a RULE-SET was when I asked if they used them!

These hosts and this property were just terrific! The hosts were so attentive and communicative during our stay. The location was perfect and exactly what we needed for a quick fall getaway. It was a 5 minute walk to the beach, which we enjoyed very much. The hot tub on the property’s deck allowed us to enjoy a relaxing evening beneath the stars as well! We enjoyed our time at this property very much and hope to be back!
